Sharon Housing Partnership Meeting Minutes December 15, 2009- Approved 1-12-2010

Meeting began at 7:35PM

Approved Meeting Minutes from November 17, 2009

9 Glenview Road

The house is ready for sale. The sale price has been set at $187,600.  Ads will go in the paper after the New Year - Jane Desberg estimates between January 9th and 16th. There will be one information session tentatively set for the January 19th and one open house approximately one week later. The septic system passed inspection. The Town will be paid back approximately $17,000 for renovations. The rest of the proceeds will go into the Sharon Housing Trust. Advertising will come out of the Sharon Housing Authority budget and will be reimbursed at the sale. The house will be advertised in several papers including the Patriot Ledger, the Advocate, the Suburban Shopper, the Banner, and a Chinese newspaper. Advertising will be in accordance with DHCD regulations. Several banks have agreed to work with the SHP and prospective buyers including Bank of America, the Sharon Credit Union, NE Moves <otgagae Co. and Dedham Savings.

Jane will send dates when finalized.

Johnson Road

The group discussed problems with the Johnson Road site. Mary Tobin reported on information reported by Greg Meister that the property is in the groundwater protection district due to proximity to a Walpole drinking water well. Because of this there could only be one three bedroom home build on 60,000 sq feet. This information together with concerns raised by abutters makes it unlikely this land could be developed for affordable housing.

Jane Desberg made a Motion to Table this issue. Mary Tobin Seconded the Motion. The Vote was 3-1 to Table.

Wilber School Project

Lease-up will occur in mid January. Six of the 7 tax credit units have Sharon preference. Seven of 8 Project Based Section 8 units have Sharon preference.

New Business

The group discussed applying for CPA funds to identify parcels of Town owned property that would be suitable for affordable housing development.   Mary Tobin volunteered to begin work on an application. Lou Modestino would take a first stab at developing a Scope of Work for this project.  It was thought that the application should be submitted by February to be considered for May 2010 Town Meeting.
